Renewal and RedevelopmentAs housing & land prices continue to rise, developers and community leaders are looking more toward renewal and redevelopment. When this Realtor moved here in 1985, the population of Ventura County was about 650,000. Today, it is just about 800,000. With plenty of open space, a relaxed environment and friendly surroundings, most people want to keep it that way. Most communities have plans for new major developments, specific sites designated for redevelopment (Infill Development) and redevelopment districts. The old Home Depot off the 101 is designated a "Senior Village" with construction about to start. The old Albertson's center on Victoria across from the Marina expansion is rumored to be set for condos or apartments. The old Von's on Gonzales near C Street was just sold, but no plans have yet to be announced. An old K Mart at Ventura Road and Channel Islands Blvd. is rumored to be converted to a Home Depot. RiverPark is a 700 acre mixed use development in the early stages of construction. Just north of the 101 and east of the City of Ventura. Originally, this area, known as El Rio, was the oldest settlement in the area, settled around 1850 and long ago allowed to turn to dust. Now, plans call for 1800 Single Family Homes, new schools and a Fire Station. The City of Ventura built a Multi-Plex theatre complex a few years ago and that spurred a resurgence of the downtown area. Trendy shops and cafes replaced thrift stores and the like. Now the City of Oxnard has a 14 screen Multi-Plex Theatre, Plaza Cinemas 14 along with 20,000 sf of new Commercial space and a Parking Structure. The City of Port Hueneme has designated the south eastern portion as a redevelopment district. Many incentives and out right grants are available to home owners in the area.
