The Channel Islands Harbor and
Beaches are a rare combination of a relaxed seaside community surrounded by rich
agricultural land and a thriving business community.
The area is undergoing a major
expansion, the first in decades. The first phase of the expansion, Westport at
Mandalay Bay, has four sub-developments: multi-level townhomes, paired homes
(two homes with one common wall) with about 2400
square feet and up. Executive single family homes with 2700-3500 square
feet. These homes offer waterfront views and most with a private boat dock. Call this

Whitesails, a John Laing project
features new townhomes, all one level adjacent to a public Marina in the
Westport area of Mandalay Bay. This project features retail space on the ground

More about the Channel Islands Harbor Expansion
The Channel Islands Harbor expansion
includes new water ways, dockside homes, condos, townhomes and eventually nearly 200,000 sf of commercial space. Large public access recreational areas are also planned.
The picture above, shows the current phase, Seabridge, now nearing
completion. The
long anticipated first phase of commercial development
is done . Featured housing consists of Single Family Detached homes
with private boat docks starting from 2600 square feet and three bedrooms are
selling for about $1.5M and
condos starting from just under 1000 square feet and one bedroom at $500,000. Pricing is
variable however, considering the broad selection of homes available. New
multi-use (mixed retail & residential) is now nearing completion along with the
2nd phase of the retail center.

Channel Islands Harbor Renovation
The long awaited renovation of the
existing commercial end of the Harbor has begun. The Harbor south of the Channel
Islands bridge has been approved for a variety of upgrades and enhancements,
allowing for better public access to the water and more effective use of the
available space. Specifically, additional walk ways and rest areas are planned
and other specific projects are either approved and nearing final approval.
A Marine sanctuary is under
construction on the west side of the Harbor and most of the Harbor sea walls and
docks are undergoing restoration.
A new hotel, the Hampton Inn is now
open. The old Casa Sirena Hotel is slated for demolition and plans are to
replace it with either a Hilton or Weston Hotel. The neglected Fisherman's Wharf
and adjoining properties on the northeast end of the Harbor are subject to
discussions
for new mixed use (residential condos and retail space) construction and the
Maritime Museum is scheduled for relocation.

Existing Dockside homes consisting of two tracts of homes. The west
Marina, sometimes called Mandalay Bay consists of attached single family homes,
each with a private boat dock. The east bay, sometimes called the Leeward
Estates, consists of detached single family homes, each with a boat dock. The
new Marina expansion is directly north of the existing Harbor.

Very quiet and private with the largest lots available in the beach area.
Typically the lot size runs 40 x 100 allowing for a small back yard. With
Beach front homes and large luxurious "inboard" properties built from
the 1960's to the present.
The destination, with numerous restaurants, and the location,
with the beach on one side and the Harbor on the other, makes for a great place
to live. Single family
homes, in short supply these days, range from beach front to "inboard"
properties including some unique homes going back to the 1920's. This
beach became a "get-a-way" for numerous celebrities through the years,
thus the name, "Hollywood"
A bit more affordable than the other beach areas with
generally smaller lot size, typically about 2500 square feet. The Strand runs
from the mouth of the Harbor south with beach front homes and smaller,
affordable properties available as well. A "real" beach community with
hangouts like "Big Daddy O's BBQ", surfers & a broad open beach. A
great place to have a vacation home or just wonderful, unpretentious full time living.

The Colony

Elegant, gated, resort setting with delightful features and breath taking
views of the Ocean or Marina. Luxury, privacy and comfort abound. The
Colony, adjacent to Mandalay Beach, features several spas and pools along with
private tennis courts. Harbour Island, in the Channel Islands Marina
features the largest condos in the area, private elevators and a beautiful pool
and clubhouse.

Each Sunday, rain or shine the Channel Islands Marina features a
fabulous Farmers Market. Featuring local produce, crafts and
tasty treats, live music highlight this regular event.
Channel
Islands National Park
Several unique areas comprise the Channel Islands Harbor and
Beach community. In the vicinity of the Harbor, sand dunes still lie
undisturbed. The Harbor, prior to dredging and facilitation was also a
collection of dunes. "The
Sheik", a silent movie classic, with Rudolf Valentino was filmed there.
